<p><strong>Mail your check to 354 Sweetwater Dr Springville, UT 84663:</strong><br />
If you choose this option you are responsible to mail your rent early enough that it gets to us before it is late. We must receive it by the end of the day on the 5th or it is late. Kasteel Property Management is not responsible for the length of time it takes the post office or any delivery service to get your rent to us. Nor are we responsible for any inefficiency on your part or the delivery service you choose to get your rent to us in a complete and timely manner.</p>
<p><strong>Automatic Payment:</strong><br />
Use Bill Pay from your own banking institution &#8211; Most Banks and Credit Unions will automatically pay your bills for you.  If you use this option use your property address as your account number.</p>
<p><strong>Hand Deliver it:</strong><br />
Our office has a drop box out front.  It is next to the yellow sign that says &#8220;Drop Box&#8221;.  If you need a receipt because you are paying with cash just knock on the front door for assistance.</p>
<p><strong>Drop boxes:</strong><br />
There are two drop boxes that you can use depending on your location.  Just look for the yellow sign.<br />
<strong>• Springville</strong> &#8211; Front of the house next to the garage door 354 East Sweetwater Dr (2200 South).<br />
<strong>• Layton</strong> &#8211; North side of Survival Solution 2864 North Fairfield Rd Ste. 110<br />

<p><strong>Rent is due on the first of the month and late fees are charged after the 5th, regardless of the day of the week.  No exceptions.  If you are late you will be charged a $25 late fee on the 6th and an additional $5 per day until paid in full.  If your check does not clear the bank, for any reason, you will be charged a $20 fee.</strong></p>

<p>Things you need to do to protect yourself:</p>

<li>Check your smoke alarms regularly. Let us know immediately if one is not working properly. Even if they are working, replace the batteries annually.</li>
<li>Make sure fire extinguishers are visible, accessible, and charged.</li>
<li>Make sure the carbon monoxide detector is working.</li>
<li>Keep your doors locked.<strong> </strong></li>

		<description><![CDATA[To keep your furnace and air conditioner running properly, there is a very simple task you need to do. Every 2-4 months you need to change your air filter. It is very easy and cheap to do.]]></description>
			<content:encoded><![CDATA[<p><img class="alignleft" title="Furnace" src="http://www.kasteelproperty.com/wp-content/uploads/2009/06/Furnace.jpg" alt="Furnace" width="225" height="214" />To keep your furnace and air conditioner running properly, there is a very simple task you need to do. Every 2-4 months you need to change your air filter. It is very easy and cheap to do.</p>
<p>If this filter gets plugged up your furnace and air conditioner will have to work harder to heat or cool your home, which means your utility bill will go up. If it goes long enough without being changed it can even cause damage to the heating and cooling system—something you will not enjoy getting a bill for.</p>
<p>It is very easy to replace. The filter is next to the furnace duct work. Just pull it out and replace it with a new one from the store (the size is written on the side). They are usually around $5. Do NOT run your furnace or air conditioner without a filter. This will allow dirt to get inside the system and cause very expensive damage.</p>
<p>Keeping this filter clean will also help keep the air inside your home clean. When the furnace runs the air is circulated in the home—running through the filter. If you have problems with allergies you may want to look at some of the more expensive filters that will clean your air better than the standard filters.</p>
<p>When running the air conditioner you may also need to gently hose off the A/C unit that is outside. During the winter dirt and leaves may collect inside of it. Gently hosing it down can keep the air moving freely through it. While there, look down inside it just to make sure there isn’t anything that would impede normal operation, like sticks or toys.</p>
